Water’s Edge III, known as WE3, is a 407,000-square-foot facility including creative workspace, parking and recreational areas in Playa Vista, California. The third and final building in a pre-existing commercial campus, WE3 provides 160,000 square feet of workspace on top of four 40,000-square-foot levels of parking – two below grade, one on grade and one above grade totaling 600 spaces.
The building is 400 feet long and includes a mid-floor sky garden, allowing for beautiful views of the ocean and surrounding areas in addition to a wind-shielded terrace that can be used for meetings or as workspaces. WE3 was integrated with the existing facilities through landscaped courtyards, interconnected parking structures and open spaces at both the pedestrian and podium levels. A relocated soccer field sits atop one of the below grade levels of parking.
